Role Profile:
The Building Operations Manager will be responsible for ensuring an efficient operation of our AL Barsha office building along with the highest service standards. This role involves managing administrative tasks, coordinating with various departments, and maintaining a welcoming and safe work environment. The ideal candidate will have excellent organizational skills, strong leadership abilities, financial acumen and ability to handle all aspects of a building operation with a focus on hospitality creating a sense of belonging.
The below Key Performance Areas include but are not limited to:
- Overseeing the daily operations of the office tower, including maintenance, security, and cleaning services.
- Ensuring optimal use of space and analyzing usage to ensure a logical and productive flow Managing office space allocation.
- Overseeing the managing of the canteen with the catering company including food hygiene and cleanliness. Reviewing menus and providing continuous improvements to the guest experience.
- Creating service level agreements and tracking the time taken to address and resolve maintenance issues, ensuring all requests are resolved at a timely manner.
- Evaluating the performance and reliability of external vendors and contractors providing services to the office.
- Ordering and managing inventory including consumables.
- Coordinating with landlord building management to ensure timely and efficient services.
- Supervising and supporting administrative staff, including receptionists, mailing room and pantries.
- Developing and implementing policies and procedures to improve efficiency and experience.
- Handling office-related inquiries and resolve any issues or complaints.
- Planning and organizing office events, meetings, and conferences.
- Ensuring compliance with fire, health and safety regulations.
- Monitoring and managing the budget and expenses.
- Maintaining records relating to the compliance, finance and operations of the building.
- Monitoring that all equipment including digital screens, cameras, turnstiles, lifts, A/C units are functioning properly.
- Performing routine evacuation drills for office employees.
- Coordinating all branding, advertising and notice boards.
- Creating planned programs for deep cleaning, preventative maintenance and other routine services
Knowledge:
- Bachelor’s degree in business administration.
- Proven experience as a Building Manager or in a similar administrative role.
- Strong organizational and multitasking skills
- Excellent communication and interpersonal abilities
- Knowledge of health and safety regulations.
- Knowledge of fire systems, security systems, emergency evacuation procedures first aid and alarms
Experience:
Minimum 2 years relevant experience in building / facilities management or similar role.
Experience in reporting and project management.
Experience in emergency response planning.
