   Purpose of the Role  
Responsible for managing the H&M Division’s store portfolio  across assigned markets, ensuring successful delivery of all projects—including new store openings, rebuilds, light rebuilds, impact programs, closures, and temporary locations—in alignment with Alshaya’s 3-year strategy , company policies, and agreed parameters. Own the signing pack process , lead the design phase with H&M Global, coordinate cross-functional teams, and ensure risk-free execution of all projects.
 
Key Responsibilities & Performance Areas  
Signing Pack Ownership  
Utilize the 3-year portfolio tracker  to plan and prepare signing packs for all projects. 
Ensure signing packs include:
Strategic summary and scope of work (as defined by Head of Store Portfolio Manager) 
Investment cost and P&L (from Senior Portfolio Manager) 
Layouts, landlord inputs, and commercial analysis (before/after) 
Assortment strategy, technology scope, and store surveys (3D scans or Matterport) 
 
 
Align signing packs with Senior Portfolio Manager, Finance, Merchandising, Operations, and Project Management. 
 
Approval & Initiation  
Present signing packs for approval to Head of Store Portfolio Manager. 
Arrange and lead initiation meetings with H&M Global, Host Brand, Designers, Construction Manager, Business Analysts, and PM. 
Secure signing packs well ahead of global board submission deadlines. 
 
Design Process Management  
Lead weekly/bi-weekly design meetings with H&M Global Designers and PM. 
Ensure signing pack scope and strategy are reflected in all design stages (scribbles, first layout, interior layout, final layout). 
Escalate approvals at initiation, scribble, first interior, and final layout stages. 
Confirm store surveys are completed prior to scribble stage for layout accuracy. 
 
Cross-Functional Coordination  
Conduct weekly/bi-weekly calls with PM and functions (marketing, visual, merchandising, operations, finance) for 360° project management. 
Identify risks, escalate to Head of Store Portfolio Manager, and secure mitigation actions. 
Prepare annual portfolio decks summarizing actions and plans per store. 
Perform market visits for store handovers and post-opening reviews. 
 
Shopfit & Property Coordination  
Collaborate with Property to secure shopfit delivery (local production or purchase). 
Integrate LIMA inputs and NCG requirements into project plans. 
Track and ensure timely delivery of shopfit dependencies. 
 
Stakeholder Management  
Maintain close coordination with landlords, regional managers, PMs, and global H&M stakeholders. 
Act as the single point of accountability  for assigned markets, reporting progress and escalations to Head of Store Portfolio Manager. 
 
Process & System Improvement  
Assess and enhance functionality of MEP Property Department processes and systems. 
Drive cost-effectiveness and continuous improvement initiatives. 
 
 
Knowledge & Qualifications  
Education:  Degree in Business, Project Management, Architecture/Design, or related field preferred. 
Experience: 
5–7 years in retail portfolio management, store development, or project management. 
Familiarity with design and construction processes (scribbles, layouts, fit-outs). 
Experience in financial/commercial review (Capex, P&L, ROI). 
Proven ability to coordinate with property and cross-functional stakeholders.
